To rent a condo or a house you usually pay a deposit of one or two months' rent, plus the first month in advance. Thais call it มัดจำmát-jam or เงินประกันngoen-bprà-gan, "guarantee money", and the landlord returns it when you move out, minus the cost of any damage. Read the contract, สัญญาsǎn-yaa, and take photos of the room on the first day.
